Terms & Conditions
Please read these Terms & Conditions carefully as these conditions incorporate the basis on which bookings for Sudima Suites are accepted. The Terms & Conditions below are for all bookings made for stays at the Sudima Suites, Brisbane, Australia. For bookings made via alternative sources please read their Terms & Conditions careful. Sudima Suites Terms & Conditions will supersede any other Terms Conditions of any other booking agency at the discretion of Management.
By using this Site & upon Check-In at the property you agree to be bound by these terms and conditions.
We may revise/update these terms and conditions from time to time without any notice. The revised terms will take effect when they are posted on the website or at the reception. Your use of some parts or features of the Site/the property may be governed by additional terms and conditions. Where this is the case you will be notified accordingly of those additional terms and conditions.
1. Guests will be required to pay the total reservation costs at the time of booking.
2. The prices shown are per room per night for the numbers of persons and dates selected, unless otherwise indicated. Additional guests will be required to pay an extra fee per person per night rate. A separate fee will apply for 2 King single bedding request (Payable on arrival or in advance)
3. Children 0-12 years old occupying the same room/unit with at least one adult and using existing bedding are free of charge. Additional charges will apply if extra beds or linen (including sofa beds-where & when available) are required.
All guests under the age of 18 must be accompanied by a parent/guardian or an individual over the age of 18. The property has the right to refuse any booking when the legal parent/guardian over 18 cannot produce current photo ID.
4. Quotes and reservations are subject to availability and actual pricing at the time of booking. Any verbal quote given is an estimate only of the price, which will be subject to written advice on confirmation of the reservation.
5. Payment for website bookings is required in full at the time of making your reservation.
6. A confirmation email will be forwarded to your nominated email once the booking process is complete.
7. The person affecting a booking shall be deemed to have accepted the booking conditions on behalf of all persons named in that booking.
8. Whilst we attempt to attend to special requests, we are unable to provide a guarantee.
9. Upon arrival at the property, Guests must provide valid Federal or State government issued photographic identification for security purposes. In addition, the Guest must also provide a credit card in the name of the photographic ID to secure the accommodation. A Mandatory pre-authorisation of $150.00 is required on check-in Per Room Per Un-Related person ie Interconnecting 2 Bedroom Dual Key Apartments are two separate rooms - this is required to cover incidental items (but not limited to): telephone calls, breakages/damages/missing property assets, excessive cleaning charges above the normal level of cleaning due to the room/apartment being left in an unacceptable state, etc. This may also include an amount to cover a security bond/deposit for damages. The pre-authorised amount is set aside by the credit card company by a period of up to 10 working days (release times may vary, please check with the issuing financial institution). The pre-authorisation will affect your available funds balance or spending limit. For more information on this practice we suggest the cardholder contact their issuer. Once a pre-authorisation has been made, we cannot release, remove, or lower the authorised amount, until we process the final account on departure. This is a restriction placed on us by the bank, and cannot be negotiated. Sudima Suites reserve the right to pre-authorise all credit cards upon arrival. Please note this process validates the presented credit card, and protects both the cardholder and merchant from increasing fraud incidents. Cash is not an acceptable form of bond when staying with Sudima Suites and a valid credit card will need to be presented upon arrival.
10. Credit cards incur a charge for credit card processing services fee at the rate of 2% for Visa and MasterCard as well as 3% for Amex and Diners.
11. All full rates features are subject to change without notice. Prices listed are in Australian Dollars and are inclusive of GST. All Sudima Suites rates do not include transport from your home port to your destination and return, items of a personal nature, meals, transfers and existing or proposed taxes and government charges, unless otherwise indicated.
12. In the event of a situation whereby Sudima Suites cannot provide accommodation as previously confirmed, for whatever reason, Sudima Suites will undertake to relocate guests into an alternative Brisbane property of equal grading at no expense to the guest. Should there not be a property in the vicinity of the original booking, it may be required to provide guests with a property of a lesser grading. If this is the case, any reduction in costs will be refunded to the guest. The alternatives offered are at the Sudima Suites discretion. Should the guest wish to choose a property of a standard other than offered under this condition, then the guest will be required to pay any difference.
13. Whilst the utmost care is taken to ensure that the description of facilities and services of Sudima Suites is accurate, these are continually being changed, upgraded and on occasion, taken out of service, for whatever reason. If any feature/facility is essential for the guest in choosing Sudima Suites, it is advisable that the guest checks with us at the time of booking. Sudima Suites cannot be held liable for omissions or errors whether temporary or permanent of a property’s facilities and services. Property room photos may not be specific to actual room allocated. Photos are indicative only. Destination images on Sudima Suites website may not represent the views offered from the property location and/or any of the rooms. Accommodation facilities listed may not apply to all room types. Map images and proximity information are for general information and may not necessarily reflect actual routings, locations or services provided.
14. A late checkout fee may apply if the property is not vacated prior to 10:00am. If late checkout is required please contact reception for applicable rates.
15. Sudima Suites strongly recommends you purchase Comprehensive Travel Insurance. We suggest that the policy include, but not be limited to, the following coverage- loss of payment through cancellation, loss or damage to personal baggage, loss of money and medical expenses.
16. Sudima Suites can sometimes include third party products in special packages. As an agent on behalf of this product or service Sudima Suites shall not be liable under any circumstances for any failure by those service providers to fulfil such travel arrangements nor for any error, altercation, or change of any kind made by those service providers following the acceptance of the booking by them. All coupons, vouchers, receipts and tickets are issued subject to the terms and conditions specified by those service providers
17. Sudima Suites both for itself and on the behalf of their employees or agents do not accept any responsibility for any act, omission, default or neglect of themselves, their employees or agents for injury, damage, or loss to persons or goods whatsoever or however the same may be caused and they do not warrant and are in no way responsible for the accuracy of any information given in statement made by their service providers in terms of travel arrangements. By utilising the travel services provided by Sudima Suites you agree that: Sudima Suites shall not be liable for the wilful negligent acts and/or omissions of such carriers and/or service providers. Sudima Suites will not be liable for any accident, injury, delay, property damage, or personal loss to you or those travelling with you in connection with any accommodation, transportation, or other travel services resulting directly or indirectly from any occurrences or conditions beyond its control, including but not limited to acts of terrorism, act of God, defects in vehicles, war, strikes, theft, delay, cancellation, civil disorder, disaster, Government regulations or changes in itinerary or schedule.
Please note that all travel documents, observance of laws and regulations of various Governments are your responsibility.
18. Cancellation and Amendment Conditions for Sudima Suites bookings
18.1 For studio apartments, Advance Purchase and any other promotional rate (eg. 3 Night special, 5 Nights Special):
No Cancellation/amended or refund permitted.
18.2 For all other room types:
If a booking is cancelled/amended 48 hours prior to the booked arrival date guests will receive full refund/credit.
If a booking is cancelled/amended within 48 hours of the booked arrival date, guests will NOT receive any refund/credit
In addition please also note - that there will be no refunds/credit for early checkout/ shortening the length of stay after arrival i.e. after a guest/s has checked-into the property, there will be no refunds/credits for booking amendments. If a guest requires extending their stay additional charges will apply at prevailing room rates at the time and these new rates must be paid at the time of requested extension of stay, subject to availability.
*Please note NO cancellation/amendment/refund permitted on event / block out dates.
19. If the guest have arranged for a special rate multi week stay, you will have the choice of cleaning service options, at an additional cost upon check in at Sudima Suites. Weekly mini-cleans are mandatory for a stay of more than 7 nights.
NOTE : House-keeping services are unavailable on weekends & public holidays.
20. The refund policy for Sudima Suites is as follows:
• No shows and cancellations/amendments after check in will be subject to a 100% cancellation fee/charges.
• If, after arrival, clients are dissatisfied with any aspect of their accommodation and decide to terminate their stay, the amount to be refunded/credited, if any, is at the discretion of the property management. Once full payment has been made, there will be no refund/credit.
• In extraordinary/exceptional circumstances, any residual balance paid (After the applicable fees/charges are deducted) may be held in credit towards future bookings with Sudima Suites.
This credit can only be held for a maximum period of 3 months from the day the booking is cancelled. This credit will only be available for the room type & rate paid, up to the value of the original booking amount, irrespective of any other rate/room type available at the time of valid credit redemption. There will be no refunds/credits for the difference between room rates, however any upward difference will be payable on arrival. To redeem moneys held in credit, guest must call reservations prior to the expiry of the 3 months to rebook another stay. Moneys not redeemed at the expiry of the 3 months will be forfeited in their entirety to Sudima Suites.
• Bookings held over in Credit will be completely at the discretion of the property management. Any stay credits are non-transferable, non-refundable & non-cashable.
• Administration fees may apply.
21. Maximum 4 visitors per room are allowed. Visitor hours are strictly between 7am to 9pm. Parties & loud music are strictly prohibited. Smart casual dress code applies in public areas at all times. Alcohol is prohibited in public areas.
22. Management reserves the right to enter any room at any time, irrespective of any DND sign on the door or on the phone.
23. Management reserves the right for refusal of entry irrespective of reservation status and eviction of checked-in guest at their discretion without giving any reason and will not be liable for any compensation or refunds whatsoever.
