Phil and I offer self contained Boutique Style Holiday Apartment accommodation with beautiful one or two bedrooms, they are fully air-conditioned, self contained holiday apartments which are located in the heart of Port Douglas's Macrossan Street so we can all enjoy both the town centre with its fantastic and unique shops and the choice of eateries is huge.



Other great attractions to this magic part of the world are ... Four Mile Beach ... The Great Barrier Reef ...The Daintree Rainforest ... Mossman Gorge ... Atherton Tablelands and soooo much more, Far North Queensland really is a beautiful part of the world.



Port Douglas is situated an hours drive north of Cairns. Enjoy your trip along the Captain Cook Highway by taking in some spectacular scenery and coastline, with lush mountains on one side and The Great Barrier Reef on the other.

Port Douglas is a small town with a great village atmosphere and a small population of 3,500 locals. Macrossan Street, the main street of Port Douglas, is the centre and heart of Port Douglas village life, with boutique shopping, cosmopolitan arts and crafts, world class restaurants.

All bookings are accepted on the basis that you have read, understood and agree to abide, and be bound by, the following Terms and Conditions.

PAYMENT DETAILS:

DEPOSIT:
To confirm your booking a 20% Deposit is required*, the Deposit payment can be made by Visa, Mastercard or via direct deposit.

BALANCE:

The balance of your accommodation is required 14 days prior to check in date.

HOT DEALS:
Our Hot Deals are prepaid in full at time of booking and non-refundable.

ONE NIGHT STAYS:
Our One Night Stays are prepaid in full at time of booking and non-refundable. One night stays are only available when indicated in Inventory.

NON REFUNDABLE BOOKINGS:
Our Non Refundable offers are prepaid in full at time of booking and non refundable.

A credit card handling fee of 2.5% for Domestic and International Credit Cards apply.
Credit Card Fees are not refundable under any circumstances.

TRAVEL INSURANCE:
We strongly recommend that all guest/s take out comprehensive holiday cancellation and protection insurance with a reputable insurance company to cater for any unforeseen circumstances which may arise including accident, ill health, natural disasters or any other matters beyond the guests control.

All no-shows will be charged the full amount for the accommodation which has been held for them. We highly recommend travel insurance to cover this possibility.

After arrival, there will be no refund due to shortened length of stay. We highly recommend travel insurance to cover this possibility.

Loss - the owners take no responsibility for the tenant's personal property.
Please remember to take your personal property and belongings with you upon your departure as the Property Owner/Agent accept no responsibility whatsoever for any such items left behind.

GENERAL TERMS & CONDITIONS:
*Rates are based on a nightly fee including (maximum of two guests for hotel room and one bedroom accommodation, Maximum of four guests for two bedroom accommodation, Maximum six guests for three bedroom accommodation), the owners have the right to ask any undeclared guests to vacate or to charge additional fees including extra cleaning costs.

*Check-in 2:00pm or later and
Check-out strictly by 10:00am
(unless otherwise agreed upon in writing with owner)

*Loss - the owners take no responsibility for the tenant's personal property.

*Any damage, loss or expense incurred by the owner as a result of your breach of these Terms & Conditions set out will incur charges. Examples of this include but are not limited to any damage or excess cleaning requirements, extra guests beyond those declared.

*Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments or may result in termination of rental.

*Departure - the property should be left in a similar state to its condition on arrival, any excessive cleaning will incur additional charges.

PROPERTY BODY CORPORATE BY-LAWS:-
*Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.

*NO towels or clothes to be hung on balcony rails, this is a Body Corporate By-Law and may result in the caretaker asking you to remove the items from the railing.

*No dropping of things from Balcony

CLEANING:
You have booked a SELF CONTAINED APARTMENT NOT A SERVICED APARTMENT. A professional clean will be carried out on check out and the cost is included in your total booking amount. Mid-stay cleans & a change of linen are available upon request and do incur additional fees. If a property is found to be left in an unreasonable state at check out, there may be excess cleaning charges involved. This will be determined on a case to case basis and a member of our team will contact the guest to advise of the excess cleaning.

LINEN:
A standard package is provided for your stay which includes one set of sheets and pillowcases per bed, one blanket, and one towel per person. If further linen is required a second package is available for hire. The hiring rates are $44.00 per bedroom.

DISCLAIMER:
I/We hereby acknowledge and agree that the Property Owner will not be held responsible nor liable for:
•Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused whilst I/we are in occupancy of the accommodation due to my/our failure to comply with the Term and Conditions or House Rules;
•Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused due to negligence on my/our /their part.
•Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused as a result of insects or wildlife in or around the accommodation site.
•Any noise, disturbance or inconvenience caused as a result of renovation/building/road works being carried out in or near the vicinity of the accommodation.

PHOTO ID:
A Credit Card Authorisation Form or a security deposit is required for each booking and must be completed and returned along with a copy of your Photo ID at check in.

Any cleans that are not a standard clean e.g. the property has been left extremely dirty will be charged at a further $35.00 per hour. This will be deducted from your Credit Card. The premises are to be left in the same condition as at the start of the booking upon your check in.

DAMAGE:
Whilst you are in occupation, you are fully responsible for all breakages and damage caused to the property, its furniture, fittings, or any consequent loss suffered by the Property Owner. Any such breakages, damage or loss must be reported IMMEDIATELY to the Property Owner and either replaced to the satisfaction of the Property Owner, or paid for prior to departure. Failure to comply with this condition will result in a debit of any such costs and expenses to your credit card or security deposit without further notice.

GENERAL BOOKINGS:-
To avoid forfeiting your deposit, a cancellation notice must be received in writing 90 days prior to the reserved date and to confirm we have received your notification you must receive a response in writing from our booking office. A booking fee applies which is a fee of $150. Cancellations made within the 90 days period will result in forfeiture of monies for the full amount for the accommodation which has been booked should we be unable to re-let the property for the reserved time. Therefore we strongly recommend travel insurance.

Please be aware that under no circumstances are the 2.5% credit card surcharge and booking fee refunded.

HOT DEALS: Our HOT DEALS are prepaid and non-refundable.

ONE NIGHT STAYS are prepaid and non-refundable.
