Occupancy Agreement & Terms & Conditions

By confirming your reservation you enter into the following Occupancy Agreement and agree to abide by our Terms & Conditions as outlined below.

Arrival & Check-In Information

Please Collect Keys From Our Central Reception

Our central reception is located at 20 Bougainville Street, Manuka. It is important that you collect and return your keys from/to our office unless otherwise pre arranged and/or agreed.

Our Office Hours Are:

Monday to Friday: 9:00am – 5:30pm

Weekends: CLOSED

with 24 hour key collection!

Our standard check-in time is at 3:00pm and check-out time is at 10:30am.

Earlier check-in and check-out may be requested, it is subject to availability and applicable day use charges may apply.

Upon arrival we will ask you to sign a registration sheet, take a photo copy of your licence/photo ID and we may take a pre-authorisation on your credit card for any incidental charges that might occur. All keys, remote controls and access passes collected upon check in need to be returned in full when vacating the apartment. In case keys, remote controls and access passes are not returned in full on your departure date by latest 11.00am a minimum fee of $250.00+GST will be charged to your account. If key, access card, remote control or lock replacement is required and should any other charges arise including replacement of missing items, all costs involved will be charged to your account. Please note; under all circumstances it is an unlawful offence not to return keys by latest 11:00am to the apartment you have occupied.

Payment Policy, Cancellation, Non Arrival & Booking Conditions

If you need to cancel or amend your reservation, you can do so without any cancellation fee up to 48 hours prior to arrival if you are staying between 1-7 nights and seven days prior to arrival if you are staying between 7-28 nights. Should you not cancel or amend your reservation within above requested time frame or in case of non arrival we will charge you the full accommodation fee and your reservation is considered final. All accommodation charges must be settled in full at time of booking if your stay is 7 nights or less. If you are staying for 7 nights and/or more, you need to prepay at least two weeks of accommodation fee at least seven days prior to arrival and you need to ensure your account is in credit at all times. Should you cancel or amend your reservation less than seven days prior to arrival or in case of non arrival the prepaid two weeks of accommodation fee will not be refunded and your reservation is considered final. If you have not prepaid your accommodation and will cancel your booking less than seven days prior to arrival; two week’s accommodation fee will be charged to your credit card on file, amendments are not permitted and your reservation is considered final.

We will charge the credit card on file for accommodation charges at the time of booking. Upon arrival and prior to key collection a pre authorisation may be made on your credit card for any incidental charges. You must settle your account in full upon arrival at the latest and all accounts must be settled in full upon departure. If your account or incidentals are not settled we have the right to charge your credit card on file for any outstanding funds. If your accommodation is prepaid and you need to leave earlier than your original check out date; your already prepaid accommodation charges unfortunately are non refundable. Any changes to existing reservation/s is subject to availability.

If your booking is made and prepaid through a third party website or offered on a special rate, package, discount or any other promotion that requires full payment at the time of reservation, it is non-refundable, transferable or amendable.

Bookings made directly with LJ Hooker Manuka in person, over the phone or through the Nagee website (www.nagee.com.au) requires full prepayment.

Guests staying over 7 nights or more must check-in in person at our head office with a valid driver’s licence/photo ID and credit card.

Payment Options

Credit card payments only. Full payment to be taken at the time of reservation.

All credit card payments attract a surcharge. The minimum surcharge per transaction is 2.35% on all credit cards. We only accept Visa and MasterCard. We reserve the right to take a pre-authorisation on your credit card which is held as a security deposit and funds are released not later than 48 hours after departure.

We do not accept cash or cheque payments.

We only provide refund payments by cheque regardless of your method of payment.

Room Allocation, Bedding Configuration and Rate Inclusions

We will allocate an apartment for your stay prior to your arrival from within the room type booked
We do not accept or take room specific reservations, nor are we able to committ to a specific room
Should an apartment type become unavailable (reasons could include; extension of a current reservation, maintenance issues or any other unforeseen circumstances) we will try to allocate an apartment of similar type and standard
We will make every attempt to accommodate bedding configuration requests, however bedding configuration cannot be guaranteed
The nightly room rate for a one bedroom apartment includes 2 people, the room caters for a maximum of 3 guests in total (extra charges apply). Default bedding configuration is one queen bed.
The nightly room rate for a two bedroom apartment includes 4 people, the room caters for a maximum of 5 guests in total (extra charges apply). Default bedding configuration is two queen beds. You can request 1 x queen bed and 2 x king single (an additional $10.00 charge applies).
The nightly room rate for a three bedroom apartment includes 6 people, the room caters for a maximum of 7 guests in total (extra charges apply). Default bedding configuration is three queen beds. You can request 2 x queen beds and 2 x king single beds (an additional $10.00 charge applies).
A portable cot is $25.00/night and can be provided upon request for children between the ages of 0-3 years.
A rollaway bed is $45.00/night for the extra guest.
A child is considered between the ages of 0-10.
An extra person above the age of 10 is required to be accommodated on a rollaway bed.
Extension of Stay/Early Departure

We welcome you to extend your stay but it is subject to availability. Should you need to leave earlier than your original check out date; your already prepaid accommodation charges are unfortunately non-refundable.

Departure & Check Out Information

Upon check out please return your apartment keys in full to our office by 10.30am, latest 11.00am. It is important that you return your keys to our office on the day of departure unless otherwise pre arranged and/or agreed. Should you fail to return the keys and/or check out by 11.00am on the day of departure, a day use charge will apply as well as additional charges including but not limited to; late housekeeping fee, alternate accommodation charges for guests that were allocated the apartment that was not departed, removal fee if we need to arrange for your belongings to be collected.

Please do not leave any food items in the fridge/freezer and/or pantry and please take your rubbish out when you leave. We thank you for leaving the apartment in a clean and tidy condition. You can help us by letting us know of any maintenance issues that you noticed or occurred during your stay, also you can really assist by collecting all used towels in a heap in the bath or on the bathroom floor. Our housekeepers will be in your apartment very soon after you leave to clean and tidy. In case the apartment is not left in a clean and tidy state upon check out, or if smoking is detected an additional minimum cleaning fee of $350.00+GST will be charged and any other charges required to return the apartment to its original state of condition.

Lost Property

Please note we can only hold lost and found items for a maximum of one month, after this time lost property will be donated to a charity organisation.

Obligation of Guest/Occupant

Your obligations as guest or occupant of the property are to:

Ensure that your property/accommodation is locked and secure when unoccupied
Maintain the property/accommodation in a reasonable state of cleanliness
Report any defects as soon as practicable
Repair any damage caused by negligence or willful act
Take reasonable care of the premises and its contents
Observe our strict non-smoking policy
Observe our strict no-party policy
Not use the premises for illegal purposes and consume alcohol responsibly
Not to cause or permit a nuisance or interfere with the occupants of the building and near by premises and obey local rules and respect the community you are visiting
Not to waste water and electricity and ensure you switch off lights and air-conditioning when you leave the property
Not to assign any benefit of this agreement to a third party
Depart on time from your apartment on your departure date and return the keys to our head office unless otherwise agreed
If a complaint arises that relates to your occupancy/tenancy including but not limited to noise, damage to the apartment or common areas we reserve the right to provide your details to the building management/body corporate for further investigation and monetary compensation if and when required.

Obligation of LJ Hooker Manuka

We, are obliged to:

Ensure your accommodation/property is clean and secure at the commencement of your accommodation period
To fix, repair and make good any defects notified to it by the occupant as soon as practicable
To provide our guests/occupants with all invoices relating to accommodation and any other charges incurred
Compensation

Guest is liable to compensate LJ Hooker Manuka for any damage to the premises or its contents where such damage is caused by the negligence or wilful conduct of the guest or by any person whom the guest allows or permits to be on the premises. LJ Hooker Manuka is authorised by the guest/occupant to charge the credit card on file or credit card provided in the event it is necessary to secure payment for any fees and charges that incurred or arising from this agreement.

Inspection

Representative/s from LJ Hooker Manuka may attend the premises with or without notice, for the purpose of ensuring compliance with the mutual obligations of itself and the occupant under this agreement.

Termination & Eviction

This agreement may be terminated by LJ Hooker Manuka if the occupant fails to meet any of its obligations under this agreement and the occupant must immediately vacate the premises once notice of termination is given. No refund will be offered or given if and when an occupant needs to be evicted from the premises.
