BED AND BREAKFAST @ KIAMA is a small acreage on the South Coast of NSW, just 90 minutes drive south of Sydney. The property itself has been landscaped with magnificent rainforest gardens, surrounded by rural dairy farms, with extensive views through the trees to the escarpment in the distance. In contrast, Kiama B&B is only a 2 minute drive back to Kiama Blowhole, beaches and township with it’s bustling shops and wide array of eateries and retail outlets. Guests enjoy the best of both worlds, being both close to town, to enjoy the activities of the town and beaches amongst the traffic and the crowds, yet far enough away to ensure a quiet night’s sleep in the peaceful countryside, and to awake to the chirping of the birds or the lowing of the cattle in the distance.
Operating since 1998, this property is made of up two main Houses on the property, one being the Guest House with it’s two comfortable and beautifully decorated B&B Suites, and the second being the 2-Bedroom Cottage, made up of two luxury family suites with ensuite bathrooms, which can be either booked as Self-Catering Accommodation of up to 8, or as two separate B&B suites with shared communal guest area. Guest mix includes singles, twin share, doubles, families and groups. The entire property can sleep up to 14 guests in the Guest House and Cottage. This property is not suitable for on-site parties or schoolies.
Room facilities include ensuite bathrooms, air-conditioning, bed and bathroom linen, guest bathroom amenities, TVs, DVDs and movies. Spacious communal guest areas include lounge rooms, dining areas, tea/coffee making areas, furnished decks, free off-street parking, gardens and an outdoor kitchen BBQ.

Terms & Conditions
1. Payment of Booking Deposit
Payment of the Booking Deposit in cleared funds constitutes acceptance of the offer to rent the Property on the terms of the Booking Conditions and these terms and conditions. Payment of the Booking Deposit (either 50% or full payment, as agreed) may be made by cash, money order, cheque, credit card or by EFT or direct transfer into the following account:

2. Payment of balance of rental due:
In the event that the balance of the rental payable is not paid within 14 days of the start of the Occupation Period or such other extended period as may be agreed in writing, we may cancel the booking and terminate this agreement. In those circumstances the Booking Deposit will not be refunded.
Cancellation Policy / Terms & Conditions
"Occupant(s)" means the person(s) contracting by this agreement to rent and to use the property.
"Owners" means the legal owners of the property whether or not known to the tenants.
"Occupation Period" means the period of the holiday rental from the Start Date/Time to the End Date/Time shown in the Booking Details.
"Booking Deposit" means 50% or 100% of the Total Accommodation Cost shown in the Booking Details, as agreed.
"Booking Details" means the Property Name, Start Date/Time, End Date/Time, Persons, Number of Nights and Total Accommodation Cost shown above
The use of the singular includes the plural and vice versa where the context permits.
The use of one gender is a reference to all genders, including the neutral.
1. Cancellation of booking
In the event that the booking is cancelled by the Occupant for any reason after payment of the Booking Deposit, neither the Booking Deposit nor any other amount subsequently paid is refundable unless the Property is subsequently re-let to another occupant for the same period and at the same rental. In the event that the Property is re- let for a shorter period and/or at a lesser rental the Owners may retain the difference which constitutes their loss and may refund the balance. We strongly recommend that all occupants take out their own travel insurance.
2. Assignment and transfer of booking to another property:
The Occupant may only assign the benefit of this agreement to a third party with the consent in writing of the owners. The Occupant may request a transfer of the booking to another property after payment of the Booking Deposit but the owner is under no obligation to do so.
3. Number of occupants:
Apart from a reasonable number of day visitors on any particular day during the Occupation Period, the number of people occupying the Property must not exceed the number stipulated in the Booking Details. Any breach of this provision may cause the owner to terminate this agreement with immediate effect and will result in the forfeiture of the Security Deposit. Occupants are responsible, and liable, for the actions of their guests during the period of their stay in the Property.
4. Security Deposit:
A Security Deposit may be required for group bookings. It may be applied towards the reasonable costs of any damages, breakages, excess clean, excess garbage costs or noise complaints from the property as a consequence of the actions of the Occupants or their visitors/guests. It may also be applied towards the replacement of breakages or other loss or damage to fittings or furniture during the period of occupancy and towards any other losses sustained by the owners as a direct or indirect consequence of the actions of the Occupants or their guests whether as a consequence of a breach of the provision of this agreement or not. In the event that the costs of repairs or other losses exceed the amount of the Security Deposit, the Occupants will indemnify the Owners for any such losses and will pay same on demand. Where the Occupants have provided their credit card details, by their entry into this agreement the Occupants authorise the Owners to obtain payment for such additional losses (including amounts payable pursuant to cl 7, 8 and/or 9) by way of the Occupants credit card using those details as supplied.
5. Other losses:
Lost keys incur a minimum charge of $40. Lost or damaged remote controls to any electronic device will incur a minimum charge of $50.00. Cleaning of BBQ's left dirty by occupants with be charged at $30. No furniture, bedding, furnishings, appliances or electronic devices may be removed from the Property.
6. No smoking:
The smoking of any substance within the premises located on the Property is not permitted. Where additional cleaning is required as a consequence of smoking indoors an excess cleaning fee of up to $100 can be charged.
7. Noise and complaints:
Occupants are expected to respect their neighbours and the local community. In the event that the owners are required to attend the Property or contact the occupant during the Occupation Period as a consequence of noise complaints or complaints as to the Occupants behaviour by neighbouring property owners, the sum of $100.00 will be deducted from the Security Deposit. A second or subsequent breach may lead to the immediate termination of this agreement and the loss of the Security Deposit in full.
The breakdown of any electrical or other device during the Occupation Period should be reported to the owners as soon as possible and reasonable attempts will be made where practical to repair the item in question. The owners accept no liability or responsibility for any inconvenience due to the breakdown of any appliance or device supplied in conjunction with the rental of the property during the Occupation Period. Where the Property has a gas barbecue relying on bottled gas it is the Occupants responsibility to refill this if it should run out during the Occupation Period.
9. Use of the property:
The Property is to be used for holiday purposes only and strictly for the period stated in the Booking Conditions. The Property may not be used for functions such as birthdays, bucks parties, weddings or other similar arrangements without the prior written consent of the owner. Deleterious activities which may adversely impact on the Property such as, but not limited to, the cleaning of fish or the opening of shellfish are not to be carried out on the Property during the period of the tenancy. Any damage to the Property during the Occupation Period must be reported to the owners immediately.
10. Personal property of tenants:
Security of the Property during the Occupation Period is entirely the responsibility of the Occupants. The Owners are in any way responsible for any loss or damage to any personal property owned by the Occupants or their guests during the Occupation Period. Any property of the occupants found at the Property which are required to be mailed to the Occupants will incur a $20 handling fee plus packaging and postage charges.
11. No pets
No animals of any kind are permitted on the Property during the Occupation Period.
12. No interest in land
Nothing in this agreement shall be construed as creating a tenancy or conferring an interest in land upon the Occupants.
