Barrington River House offers total privacy and is set on 432 acres of beautiful farmland in the Barrington River Valley, New South Wales.
The house has been decorated and appointed throughout with all rooms featuring contemporary furniture. The house boasts (almost) every modern facility and appliance, including reverse cycle air-conditioning and slow combustion fire - firewood supplied.
The house comprises 3 bedrooms and 2 bathrooms and has the bonus of a separate self contained 1 bedroom suite with laundry/kitchenette - ideal for teenagers or in-laws! Sleeping configuration - 3 queen beds and 2 singles.

Lookout for the resident platypus at the riverbank or spot kangaroos, wallabies and rabbits. Bring some inner tubes and fly down the river!

Terms & Conditions
CONDITIONS OF RENTAL
Payments can be made by direct deposit, or Visa or Mastercard. Account details can be supplied on request. A deposit of at least 50% of the agreed tariff is required to secure the booking. Receipt of a deposit indicates that you have read and agreed to these terms. Payment in full is required 28 days prior to your arrival.
If cancellation is caused by the client more than 28 days prior to the date of tenancy money paid is refunded in full less a $100 administration fee. If cancellation is caused by the client less than 28 days prior to the date of tenancy money paid is non-refundable unless the property is re-let for the entire period. If the property is re-let for the entire period money paid is refunded less a $100- administration fee.
4. ARRIVAL AND DEPARTURE TIMES
Occupation commences from 2.00 pm on the date of arrival (unless prior arrangements have been made with Management.) Details on the collection of keys will be emailed after receipt of your final payment The premises must be vacated by 10.30 am sharp on the date of departure, unless alternate arrangements have been made with Management. Un-notified, late departures may be charged an additional tariff.
5. NUMBER OF PERSONS
Number of guests should not exceed the number stated on the confirmation notice or subsequently agreed in writing. It is against Health Department regulations for more persons to occupy a property than there are beds to accommodate them. No mattresses, tents or caravans, or more cars than the property accommodates are allowed. The property rented is to accommodate only the number of persons specified for the period stated and the person’s name that the booking is in, is solely responsible. If you are found to have more persons on the premises than specified you will lose your security deposit/bond and be asked to vacate the premises immediately.
The Owner or Management can make an inspection of the premises anytime upon demand.
The Owner and Management takes all care to make sure the property is ready for incoming tenants as advertised. We will not be held responsible if the property does not meet the tenant’s expectations.
7. NO PETS
Animals and pets are not allowed.
Disturbance to our neighbours, including excessive noise, parties and functions is prohibited. Only one warning following a noise complaint will be given. Any further complaints will result in immediate vacation of the premises with no refund. Attendance to a property by security or the police will result in immediate termination of your rental.
The price charged is for domestic use only and not commercial. Use contrary to this agreement will result in termination of access to the property.
10. PERSONAL PROPERTY
The Owner or Management of the premises will take no responsibility for loss or damage to the tenant’s personal property.
11. BREAKAGES AND DAMAGES
The tenant is responsible for all damage, breakages and loss incurred during the term of your occupancy. These are to be reported, replaced and paid for. This includes lost keys. If all keys are not returned locks will be changed and charged to the tenant. This will also include the supply of duplicates.
The tenant must leave the property in a clean and tidy state including removal of all excess garbage. If the property is not found to be satisfactory upon vacating cleaning costs will be charged to the tenant. Should you require assistance in this matter, please make arrangements with Management prior to arrival.
13. LANDLORDS OBLIGATIONS
The Landlord shall make sure that the premises are in good repair and in a clean and tidy condition on the day it is agreed that the tenant shall enter into occupation of the premises.
No Smoking permitted inside premises.
15. VACANT POSSESSION
The tenant must vacate the premises at the end of the period of letting or earlier upon demand by the owner or management.
The tenant will indemnify the Owner and Management against all liability which might otherwise attach to the Owner or Management as a result of injury damage or loss. (Personal or proprietary suffered by any person, where such injury damage or loss has been caused by or contributed to by any act or omission of the tenant or his agents or invites). These conditions are an agreement between the parties. Any infringement permits the Owner or Management to refuse a key, amend the rental or immediately terminate the tenancy.
We reserve the right to change the wording, add to, delete or modify these terms and conditions as necessary and this could happen at any time.
